Residential Home Inspections

A residential home inspection gives you a thorough, objective look at a property's condition before you commit. I evaluate all the major systems and structural components of the home from top to bottom, documenting every finding with photos and clear written descriptions. If you’d like to attend, I recommend joining me near the end of the inspection. At that time, I can review my key findings, answer questions, and point out any significant concerns or maintenance items. Your report is delivered the same day or within 24 hours so you can move forward, negotiate, or reconsider with real information in hand.

Pre-Listing Inspections

Sellers who invest in a pre-listing inspection take control of the process before anyone else does. Rather than waiting for a buyer's inspector to surface issues at the worst possible moment, you find out where things stand ahead of time. That gives you the chance to address problems on your schedule, price the home with accuracy, and present buyers with a level of transparency that builds trust and keeps deals from falling apart.

Radon Testing

Radon is a colorless, odorless, radioactive gas that forms naturally from uranium decay in the soil beneath a home. It can accumulate to hazardous levels indoors with no warning signs whatsoever, and it's the second leading cause of lung cancer in the United States. The only way to determine whether a home has elevated radon levels is to test for it.

1-Year Warranty Inspections

Most new construction homes come with a builder's warranty that expires after the first year of ownership. Before that coverage runs out, a 1-year warranty inspection gives you the opportunity to identify any defects or issues that the builder is still obligated to repair. It's one of the most practical inspections a new homeowner can schedule, and a lot of people don't know it exists until it's too late. Don't let that deadline pass without making the most of it.

Maintenance Inspections

A maintenance inspection is for homeowners who aren't buying or selling but want to stay proactive about the condition of their property. Over time, systems wear down, small issues go unnoticed, and deferred maintenance adds up. A periodic maintenance inspection gives you a current picture of where things stand, helps you prioritize repairs, and keeps minor problems from turning into expensive ones. It's a smart investment in the home you already own.
